So, what is conveyancing? In simple terms, it is the legal transfer of real estate from one party to another.
Buying a property is a very exciting and nervous time. For most people, Real Estate is the largest financial transaction they will make in their lifetime. And we are here to help. We can assist by reviewing the Contract before you sign, liaising with your bank, providing a solicitors report to ensure your property accurately matches the paperwork, and assist with ensuring you receive any benefits you are entitled to, such as the First Home Owners Concession, or Pension Concession. We will arrange all State Revenue Office documents, prepare the settlement figures for your review and complete settlement on your behalf.
Selling a property can be equally nerve wracking. We can help make the process less stressful. We will prepare the Section 32 for you and forward to your agent, or assist with the paperwork in a private sale. Once you have sold the property, we can discuss the Contract of Sale with you before selling, and we will work with the buyer’s conveyancer to prepare the paperwork required for settlement. We will coordinate the settlement figures, liaise with your mortgagee, and complete the settlement on your behalf.
Transfers between related parties can be complex and confusing! We can organise the paperwork on your behalf for any transfers, such as a breakdown of a relationship, deceased estate transfers, surviving proprietor applications and Legal Personal Representative Applications, gifts and related parties transfers.
Contract Review is an important part of the buying process, especially if you are buying a property at Auction. We ask that you do not sign a Contract of Sale until we have reviewed the paperwork, so we can address any potential issues before you sign.
We will liaise on your behalf with all parties involved in the transaction, including your Bank, Banker or Mortgage Broker, Real Estate Agent and the other party’s Conveyancer to ensure a smooth and successful settlement.
