Our Process

Four Key Points when Selling

  1. Phone or email our office and we will take you through a series of questions pertinent to your sale.
  2. Provide Verification of Identity – we will advise the options available to you for carrying out your VOI.
  3. Email to our office the following essential documents to initiate the preparation of the Vendor Statement (Section 32):
    • Council Rates
    • Water/Sewerage rates
    • Land Tax invoice (if applicable)
    • Owners Corporation Manager details (if applicable)
    • Rental Agreement (if applicable)
    • Planning and Building Permits, Certificates of Occupancy and/or Final Inspection and Warranties (if applicable)
    • Advice of any Owner Builder works carried out ie kitchen, bathroom laundry renovations (if applicable)
    • Any Notices affecting the property ie fencing order, advertised development, road widening.
  4. The contact details of the Agent you have appointed to sell your property.

Four Key Points when Buying

  1. Phone our office and we will take you through a series of questions pertinent to your purchase, including:
    • Your details such as your name, phone number, email, address and date of birth.
    • Have you signed a Contract of Sale? (see point 2 below)
    • What is the property address?
    • What is the proposed settlement date?
    • Do you need to obtain a home loan for the purchase?
    • Will anyone else be buying the property with you?
    • Are you a first home buyer, or pensioner?
    • Do you have any concerns about the property?
  2. Forward a copy of the Vendor Statement and Contract of Sale to our office. We will review the documents for you and advise you of any concerns.
  3. Provide Verification of Identity – we will advise the options available to you for carrying out your VOI.
  4. If you are borrowing funds for your purchase you should have preliminary discussions with your lender/broker with respect to approval time frames and an estimate of how much you can borrow.
